Getting to Settlement

Once you have selected the property, we can help you with all the details, from offer & negotiation through closing and beyond. We can also suggest legal counsel, home inspectors, mortgage representatives, etc. We will guide and help you throughout the entire process.


You may be thinking, “I don’t know what I want”. That’s OK. Here are some questions that may help you formulate what you are looking for and certainly will help us guide you to the best properties for your needs.

  • How much money do I wish to invest in a home on Long Beach Island? How much money am I comfortable putting down and paying towards monthly carrying costs?
  • How often will I use the home? Only during the summer and/or year round on the weekends?
  • Will it be for investment or strictly for personal use, or a combination?
  • If for investment, am I comfortable being a Landlord/lady?
  • What towns on the Island appeal to me and which location on the Island, such as Oceanside or Bayside?
  • How long will I keep the home? Do I think I might trade up in a few years? Or eventually retire to LBI?
  • What type of home do I desire? Number of bedrooms, baths, style, size or condition?
  • Am I handy and willing to put some ‘sweat equity’ into the property or do I want a ‘turn key’ property ready to move in?
