How Does It Work?

FACT: The less time it takes to sell a home, the less costs a real estate company incurs.

This plan focuses on correct pricing (not ‘buying’ the listing by promising an unrealistic price) and highly effective media marketing combined with the current ‘seller’s market’ on LBI — your home should sell faster.  You will share in these savings.

Will I Get Full Service?

Absolutely, if you are not completely satisfied with the marketing efforts after 60 days into the listing period, you may terminate the listing agreement. We want to have  very satisfied clients who recommend us to their friends, family and neighbors. We don’t intend to be fired!   This is not a discounted real estate service model or a For Sale by Owner plan.

How Much Will I Save?

This plan takes into account how quickly a home sells, you set your price* and depending on when you sell you could have savings up to 30% off a typical listing fee. Even if the time period is extended beyond 180 days, you will still realize a savings. This is a win/win for you.

* You will be given a written Competitive Market Analysis with details of current LBI market conditions, along with active, pending and sold comps for your property as well as a suggested list price range.

You are encouraged to discuss your pricing strategy with your agent; however, the final decision on pricing is yours.

Days on Market are determined from the time the listing is placed into our local MLS until the time the listing officially enters into the Attorney Review Period.

We make it easy for other agents to show and sell your home. We do Broker’s Caravans for exposure and feedback. We strive to have a good working relationship with all agents on LBI.

We believe we are the ‘quarter back’ of the team and the team is the over 100 active agents that do business on LBI. We will guide these agents and work with them to consummate the sale of your home in the most professional manner for you and for them.
