There are two reasons you have landed on this page, either you listed your LBI property for sale without success or you are planning on listing your LBI property for sale and certainly want success!
Following are my philosophies and programs developed over the years (35 years as the Broker/Owner of Sand Dollar Real Estate) that have benefited my clients.
First, this is a process with several elements that must come together. The two major elements are a well thought out Pricing Strategy and Marketing Strategy.
However, there are other components that must be considered when creating these Strategies and their successful implementation.

What about the Advertising Plan, many Homeowners really want to know, how often will I be advertised? How will you get the word out?
Well, print advertising is considered a dying medium, yet the most often used.
According to the National Association of Realtors, their research shows, the vast majority of Home Buyers start their search on the internet and stay on the internet throughout the process.
I confirm! Most of my buyers send me properties they want to see after finding them on Realtor.com, Zillow.com or Trulia.com. Unfortunately, for all the money spent on local print advertising, I can’t remember the last time someone contacted me referring to one of those print ads.
Therefore, although print is still utilized, more time and promotion should be devoted on getting your property noticed on the major real estate portals and secondly, throughout the local LBI real estate community.
Yes, the real estate community is one of the higher priorities. Simply put, it most likely will be another real estate company that sells your house!
I did a little research on the top dozen agents on LBI and here are the results:
- The listing agent sells, on the average, less than 13% of their listings.
- The listing company can add another 5% with an in house sale.
- That leaves over 80% of listings being sold by a different real estate company.
Shocking, not really. Sellers often think when they see one agent with all these listings and all those ‘sold’ signs over their listings that they sold them personally. In reality, it is more often other agencies selling those listings and you are actually in a listing mill. Are you getting the time and attention that you deserve? Is your agent inviting other agents to sell your house, or trying to keep the listing for themselves?

Online Market Evaluation – Fill out a short form about your LBI property and you will be sent an email report of information about the LBI sales market along with detailed analysis of comparable properties to your property. You will also be given a price range of value with explanation. This is not a Zestimate, it is a personalized and researched report.
