Patricia Sepanak

When I first opened Sand Dollar Real Estate it was with the philosophy that an ‘educated client was not only the best client but a lasting one.’ To that end, I have always strived to offer all my buyers the latest market data in a usable & timely format so they can make an informed decision. For my sellers, I create marketing/advertising programs that fit their buyer’s profile and the seller’s parameters.

All the marketing programs, advertising, seminars and web site are designed and managed by me. I bring over 30 years of success in the real estate marketplace, not only as an active agent but as the owner of a still growing and successful company.

Before relocating to Long Beach Island my field of expertise was as a market analyst for high technology products. I obtained a BS in Marketing with a minor in Finance from Rider University. As you can probably imagine, 30 years ago the job opportunities for my type of expertise on or near LBI were quite limited. I chose to enter the real estate business in 1980 and opened my own office in 1983 and I must say to this day the business has always been interesting and challenging. When I started my career, I was dealing with 17% interest rates, in the mid 80’s along came the Tax Reform Act and to add insult to injury, hospital waste started washing up on our pristine beaches. This was one of the most challenging times for LBI real estate. As a member of the Board of Directors for the local Chamber of Commerce, I created a ‘Welcome to our Island’ campaign with an emphasis on hospitality to help businesses on LBI realize the importance of our summer visitors.

Today, we have new challenges. After some whirlwind years with ‘through the roof’ appreciation the economic turndown of the past few years didn’t miss LBI. Neither did ‘Sandy’. Through all of this LBI continues to show its resiliency both financially and as a choice vacation spot.

The Internet has completely changed the way we do business and will continue to do so. Our typical buyer is very savvy, having probably purchased several homes already, is usually very busy and wants info when convenient for them — mostly via email. The buyer today already knows what is for sale because all listings are available on the Internet.

So where is our value, and as a Realtor how do we connect and stay connected with a buyer?   It’s in the education of the buyer to the market and being the first and the best, not in volume but in service. But it doesn’t end there. Your Realtor must have excellent negotiating skills, be willing to perform detailed follow up until the closing of the transaction and have the knowledge and experience to ‘meet and beat’ any obstacles that cross the buyer’s or seller’s path. I will bring all these skills to the selling and marketing of your property.

Testimonials for Pat Sepanak

Highly likely to recommend

(Sold a Single Family home in 2014 in Harvey Cedars, LBI)

I bought a house with Pat last year and she is just amazing. She knows LBI inside and out, so she brings vast local knowledge to the table. She helped me find and buy my dream house. I always felt she was on my side, using her humor and grace to get me through the rough patches in the negotiations and celebrating with me when the deal was done.

Our family has dealt with Pat for over thirty years, purchasing, renting and selling real estate. Her knowledge of real estate market is unparallel. Even more important is her caring, integrity, honesty and the fact she will be there when you need her. We highly recommend Pat Sepanak and Sand Dollar Real Estate for your needs. p.s. We are not related.

(Sold a Single Family home in 2015 in North Beach Haven, LBI NJ)

Pat Sepanak is absolutely the best realtor. We were fortunate to find her many years ago. She has been our realtor for both purchases and sales of our homes on Long Beach Island. This last was extremely difficult, and without Pat we know the sale never would have happened. Her extensive knowledge, complete professionalism and expertise, tireless effort, and ability to negotiate when the chips were down are unparalleled. She was always, constantly available to us, and her positive and caring outlook is something I could always count on. Pat is more than a great realtor. She is a very special individual.

(Bought a Single Family home in 2013 for approximately $675K in Ship Bottom, NJ)

Pat Sepanak was the agent from Sand Dollar that we utilized in our real estate transaction. She was fantastic. She helped us in every step of the process. She was very helpful in providing referrals that we could utilize if we wished for various aspects of the transaction. Our transaction was initially delayed due to Superstorm Sandy, but Pat was instrumental (was there step by step) in getting us thru the bureaucratic and ever changing post-Sandy process. We highly recommend Pat and her staff for any of your real estate needs.

(Sold a Multi Family home in 2014 for approximately $625K in Long Beach Township, NJ)

We had a very “difficult” buyer. Missed deadlines, hard to get in touch with, etc. His agent was not much better. Pat Sepanak of Sand Dollar was able to bring us to settlement. She was very knowledgeable, always responsive and experienced. We are glad to recommend her and the agency.

We cannot thank you enough for all the time and work you put into selling my house. You clearly went above and beyond the call.   J&K, Home Seller

Outstanding Realtor who cares about her clients. I have used dozens of Realtors over the years and she is one of the best.   BM, Home Seller

Hurricane Irene

I want to thank you so much for your emails. They were greatly appreciated. Our first home in LBI, we were quite nervous, but hearing from you kept us calm. As a fellow realtor, I have to say Bea, yourself, your whole staff at Sand Dollar always go above and beyond all season. Thank you again!    LQ, Rental Homeowner

Thanks for the picture and updates.  As you know, I have three agencies “renting” my home and you are the only one that has communicated to us.  Something felt right 25+ years ago when we bought through your agency and like a fine wine, it only has improved with time!!  You do your job in an exemplary fashion, thank you. We look forward to catching up with you “post Irene”.    LBI, Purchaser (2), Seller and Rental Homeowner

I can’t thank you enough for all of your emails regarding LBI and the hurricane. As a homeowner, I hope you know how much I appreciate what you did to ease my anxiety. You were the only broker (out of the 4 that have my listing) that kept me updated during a somewhat stressful time. I would like to come in and meet you the next time I am on the Island.  Be safe!    L D, Rental Homeowner

A quote from an attendee and now a happy homeowner on LBI:  “Glad to see you are still running those Seminars in the Summer. That’s what got us started looking (and buying a house) in Beach Haven!  We owe you a big “thank you” for showing us that it was not an impossible dream!”

And another:  “I want to thank you for the excellent seminar on Saturday.  You obviously did your homework. I wonder how many realtors currently doing rentals have taken the time to do the type (of) detailed analysis you did in preparation for the seminar.”

One more: “Elaine and I would like to thank you for your time and the information we took away from your seminar today. Gives us a lot to think about and you brought up many points we would have never thought about ourselves.”
