When I first opened Sand Dollar Real Estate it was with the philosophy that an ‘educated client was not only the best client but a lasting one’. To that end, I have always strived to offer all my buyers the latest market data in a usable & timely format so they can make an informed decision. For my sellers, I create marketing/advertising programs that fit their buyer's profile and the seller’s parameters.  All the marketing programs, advertising, seminars and web site are designed and managed by me. I bring over 25 years of success in the LBI real estate marketplace, not only as an active agent but as the owner of a ever growing and successful real estate company. 

Before relocating to Long Beach Island my field of expertise was as a market analyst for high technology products. I obtained a BS in Marketing with a minor in Finance from Rider University.  As you can probably imagine, at that time the job opportunities for my type of expertise were quite limited. I chose to enter the real estate business in 1980 and opened my own office in 1983 and I must say to this day the business has always been interesting and challenging. When I started my career, I was dealing with 17% interest rates, in the mid 80’s along came the Tax Reform Act and to add insult to injury, hospital waste started washing up on our pristine beaches. This was one of the most challenging times for LBI real estate. As a member of the Board of Directors for the local Chamber of Commerce, I created a ‘Welcome to our Island’ campaign with an emphasis on hospitality to help businesses on LBI realize the importance of our summer visitors. 

Today, we have new challenges. We have just come off some whirlwind years with ‘through the roof’ appreciation. The Internet has completely changed the way we do business and will continue to do so.  Our typical buyer and seller is very savvy, having probably purchased several homes already, is usually very busy and wants info when convenient for them 24/7-- mostly via electronic means.  Today's consumer already knows what is for sale because all listings are available on the Internet. What they need is someone with the experience to help them put all the pieces together so they can make an informed decision

So where is our value, and as a Realtor how do we connect and stay connected with our buyers and sellers?  It’s in the education of the market and being the first and the best, not in volume but in service, market knowledge and professionalism.  But it doesn’t end there. Your Realtor must have excellent negotiating skills, be willing to perform detailed follow up until the Closing of the transaction and have the knowledge and experience to ‘meet and beat’ any obstacles that cross the buyer’s or seller’s path. I bring all these skills to the table.

Recent Achievements:

  • 2004 - Company ranked 10th in gross commission income for all CB affiliates in NJ

  • 2004 through 2009- personally earned International Diamond Society, ranking in the top 13% of all Coldwell Banker Associates.

  • 2004 & 2005 - Harvey Cedars office received Premier Office designation, the highest honor an office can receive based on production.

  • 2005 - Reader's Choice Award by Islander Newspaper for, 'The Best Real Estate Office'

  • 2007 - merged Hansen Realty into Coldwell Banker Sand Dollar Real Estate and enjoyed one of our best years ever in sales

  • 2009 - April, ranked 8th from among the 985 Coldwell Banker affiliate offices in adjusted gross income.
